We are able to give you the BEST staging design for the BEST value due to our super-efficient staging process.  We spend over 50 man/woman hours prior to your stage carefully selecting each piece all so we can stage your home quickly and efficiently, get the photographer in to shoot, and GET YOU ON MARKET!  To keep things running efficiently we cannot return to the property to change out aspects of the design.

STAGING VS. DESIGN 
Staging is designing a home as a PRODUCT.  Interior Design is designing a home for a PERSON.  Our staging is cultivated by years of interior marketing experience, real estate and buyer psychology knowledge, and having staged over 500 homes in Colorado to date.  While we may not select furniture and decor pieces to YOUR taste, rest assured we are carefully curating a stage that will help you SELL FASTER, FOR MORE MONEY.  Requests to see furnishings prior to staging can't typically be accommodated without a Design Board fee due to our storage inventory schedule, though you can see a VAST array of examples of our work, broken down by style, on our portfolio.  And your Lead Stager is always available to answer any questions about the GENERAL design style or color story of your staging plan!

Owner Occupied Staging
Toscano Interiors Owner Occupied Home Staging is done is a series of two appointments, however some Agents or their Sellers only want only a Consult and Checklist before photos are taken.








​Consult & Checklist Only- (New Tampa & Wesley Chapel) During the first initial home visit I will help your Sellers emphasize the attributes of their home while minimizing its imperfections. You and your Sellers will have a detailed checklist with photos as a visual reference, in a professional Staging Action Plan within 24 hours of the appointment. Your Sellers will not have to take notes that they may misplace during the chaotic process of moving. Our checklist can be downloaded from their computer or mobile device. Total Cost- $350 (does not include travel fee for outside the New Tampa area area)

Consult, Checklist, & Final Install- (New Tampa & Wesley Chapel) At the final install appointment (scheduled typically a week after the first appt.) we are rearranging your Seller’s current items, bringing new ones (furniture/ rugs/bedding for owner occupied are available for an additional cost, upon approval), to give you a space that is “Open House” ready. I will create up dated spaces that will reflect a warm and inviting style, which will appeal to potential buyers. All my items remain at the Seller’s home until it sells. There are no monthly rental fees with our staging services.
Total Cost- $1,000 (does not include travel fee for outside the New Tampa area)

Please note all invoices are considered "past due" after 7 days. All "past due" invoices will be charged $25 per week until balance is paid in full.
Vacant Home Staging (Pay a one-time fee)
Did you know that vacant homes take 50 percent longer to sell?** Whether viewed over the internet or in person, empty homes appear cold, unappealing and smaller without furniture because there is no frame of reference.

oscano Interiors is proud to offer varied vacant staging options customized to the seller's target market and budget and the home's design style. While many staging companies simply place some furniture in a home for "staging" or over-design with too many decor elements, Toscano Interiors takes a "mini-model home" approach.

​We create an individual design plan for each property, selecting color schemes and streamlined, cohesive decor that appeals to your individualized target market base and suggestions for your existing home finishes if necessary. Staging plans are focused on design selections that will photograph beautifully and make your property memorable and set apart from other homes on market.  


Our Full Service Vacant Home Staging (Tampa and surrounding areas) that includes the use of Toscano Interiors furniture & decor until home sells (up to 90 calendar
days*) 
(please call or email for a detailed quote) The initial contract term covers design, delivery, set-up, and de-staging (furniture removal). After the initial term, an option to renew is available at a discounted rate.

*For other rooms not listed, please ask for additional pricing. Please note, staging services require a deposit for 50% of the quoted price and a valid credit card on file, due at the time of scheduling, the remaining amount due at install, unless you are using and have been approved to use our Concierge Service to pay our of escrow- NO EXCEPTIONS.  **Price(s) reflected in bids include delivery, set up, and pick up after the home sells. Install dates are subject to availability of Toscano Interiors. Cancellation charges and other charges may apply. ***Please note, we do not stage homes listed as "For Sale By Owner", or tenant occupied. ****Toscano Interiors charges a $150 Untimely Change Fee for homes that are under repair and are not finished by the time of the scheduled staging appointment takes place, for Sellers who have not completed their initial consult checklist, and for any scheduled pick up appointment that is missed or one of our designers cannot make entry to the property to retrieve our items (no later than 10 days before closing). *****Homes listed for sale using our staging service, get 90 calendar days for our staging items to remain at the property while it is actively listed.
